How To List Properties On The Site:
We try to make it as easy as possible to list your assets on the ListedBy site for free either with a public real estate auction, or with our own it now, best offer functionality. To add your inventory to the site you must be logged in to your account. From there you can click the “add property” link from every page on the site. This link can also be named “create listing”, or other variations relating to listing your inventory on the site.
From there you will be prompted to select the category that best describes your asset that you want to list on the site. We offer several categories that you can select to list
Residential real estate,
Commercial real estate,
timeshares, and even
Notes that are secured by real estate on our site.
You will then be prompted to enter in the basic stats on your listing such as location, size, and pricing info.
You will also need to choose the type of property offering that you prefer to get free exposure to your listing.
After selecting the listing type and entering in all of the stats you will be able to select the length of your listing term and have your listing instantly posted on the site per your review.
Listing
Types
No-Reserve Auction:
You may list any asset on our site with a no reserve auction. This means that the
asset has a starting bid at an amount chosen by you and at the end of the auction
whatever the final bid price is will be the amount that your asset has been purchased
for.
Reserve Auction:
With a reserve auction all the same rules apply as with a standard no reserve auction
however, you may select a “min price” known as your reserve price that
the bidding must reach before you are obligated to allow the high bidder to purchase
your property. As an example if you started your auction at a bid price of $1 but
knew that the least you would accept on that asset is $500, you could then set your
reserve price at $500 on the auction and you would not be obligated on the transaction
unless bidding had reached that reserve amount per your review.
Own-It-Now Best Offer Listing:
The OIN/BO listings are our easy to use and most popular type of listing. This allows
you to select a fixed price that your asset may be purchased at during any point
of the listing term. If this OIN price is selected to be purchased by a member that
ends that listing and you will be obligated to complete that transaction on that
asset with the buyer at that agreed upon OIN price.
Best Offer:
The best offer aspect of our OIN/BO listings allows our users to actually submit
a hard offer to the poster of that listing at a reduced price beyond what the OIN
price is and have the poster either accept, counter, or reject that offer. If the
offer is accepted by the poster that is the end of that listing and the transaction
will be the same as the OIN transaction. If the offer is countered the purchaser
will receive an email with the price that has been requested by the poster and will
then need to go to that listing page and submit a new offer to the poster per review.
The Social Network
Aspects of LB :
With ListedBy you can connect with your partners and contacts from around the world
allowing you the opportunity to not only market your listings but also market yourself
to potential clients as well.
To allow our users the opportunity to connect in this way we offer the following
methods of connecting through the site with clients and partners :
Through the site you can add friends “connections”
and get updates when they list assets on the site so that you always
see targeted activity. Unlimited messaging: Because we are not charging a percentage
fee or buyers premium after the fact on the transactions like some other sites do
we do not in any way limit the amount of contact you can have with another member
of our site. You can send unlimited messages to connections through the as well.
Recommendations :
When you are connected to another member on the site you may give a recommendation
that if approved by the connection will be posted on their user profile and also
shown on your updates as well per your review. You may leave these recommendations
by going to the user profile and hitting the leave recommendation button. At that
point the recommendation will need to be approved by your connection to be posted
on their user profile and the user may also give you a recommendation in response
to be posted on your profile as well.
Post Needs/Wants :
Another exciting option that we have to utilize the social network aspects of the
site is what we call our “needs/wants” section. This is a place where
you can post various topics with other members such as the types of investments
that you are interested or simply chat about the RE industry in general. While we
will remove any reported negative comments about other members we are not at all
responsible for the material posted and it is viewed solely by the member base.

What is a cap rate?
A cap rate is a method used by RE pros to calculate the percentage investment profit
that is generated by an income producing property commonly utilized for not only
apartment buildings but also individual rental properties of any kind such as condos
and SFR’s as well. The way to calculate a cap rate is to divide the properties
NOI which stands for Net Operating Income by the total investment purchase price
of the asset. As an example if a property is generating a NOI annually of $100,000
and the purchase price of that subject property is $1,000,000.00 to acquire that
subject property you would have to divide that NOI of $100,000 by that acquisition
investment of $1M which in this case would result in a Cap rate of 10% on that subject
property which means that you are earning 10% NET profit annually on your total
investment per review.
What is NOI?
NOI is a common term that is utilized by RE pros to describe the Net Operating Income
generated by an income producing property annually. You can calculate an NOI by
taking the annual GROSS rental income generated by an income producing property
and deducting the annual expenses on that subject property that NET balance will
be your annual Net Operating Income as well. The video below on "group
investing" will show you what a cap rate is and how to calculate ROI as well!
How To Add Posts
and Articles in the LB Social™ Forum :
While anyone can browse the content in the Forum, only members can actually comment
or add new topics and posts.
First, login to your Account, then select the section of interest.
To start a new topic, click on New Topic, enter the title in the Subject line area
Type in your post and you're ready.
To add a hyperlink simply highlight the word or words in your text, then click on
the link chain icon and paste in your hyperlink.
Click Ok to close the pop up screen, then select the preview button to proof read
your post before publishing.
You can images and YouTube videos to your posts by using the icons in the control
panel above the message box.
It's also a good idea to check the 'notify me' box so you can get notified by email
when someone comments on your post, then click Add Message to publish your post.
How To Bid on a
Property :
While anyone can browse the content in the Forum, only members can actually comment
or add new topics and posts.
The first order of business is to create an account on ListedBy.com, to gain access
to all the site's functionality including bidding on listings.
Under the View Listings menu option, select Live Offer Listings to access all the
listings that you can submit bids and offers on.
Next enter your search parameters like what state you are interested in, the listing
type and other information like your minimum and maximum prices, if you know exactly
what you are looking for.
You can also leave many of those fields empty. The system will automatically generate
available listings based on the criteria you enter.
Let's go over an auction listing example.
Here we can see the current running price on this auction property, the minimum
expected bid and a Buy It Now Price.
This price should give you as the buyer, an idea of what price range the seller
would be ready to release the property.
If you are interested in buying the property without entering into a bidding process
against other buyers, simply click the Buy It Now button.
If however you want to bid on the listing, simply enter the maximum you would be
willing to pay for the property in the Your Max Proxy Bid box, and click Submit
Bid. The system would then bid on your behalf in $50 dollar increments whenever
a competing bid comes in, to your maximum stated amount.
The system will also notify you by email and through your ListedBy Account Control
Panel under the Active option in the Bidding and the Listing sections, whenever
another bid has been submitted, as well as when you or someone else has won the
bid.
Now if you do not wish to bid on a property until the auction nears its expiry,
you can choose to Watch Item option, which will keep you posted on the bidding action
on this listing.
You can always also view the listing on the right side of the listing, at anytime
prior to the expiry of the listing.
And if at anytime you have questions for the listing poster, you or your agent can
contact them either through the Contact Seller option here, or by calling them directly.
How To Send Messages to Other ListedBy Members :
To send private messages to ListedBy members, simply go to your Connections page.
Click on the mail button for the desired contact.
Type in your message making sure you include a subject line and content in the main message box.
Then click Send to finish.
You can also send messages to other members not yet in your Connections network by finding them using the Search members function.
Once you have found the desired member, click on the Send message button above their photo and follow the same steps.
To see your message outbox simply go to the outbox link under the Messaging section in your account control panel in the left margin of your Account page.
How To Add A Listing :
One of the most compelling benefits of ListedBy is the ability to advertise your listings to tens of thousands of visitors on ListedBy and generate leads free of charge.
Adding a listing on ListedBy is a snap. Start by logging in to your account, then click the Sell button in the main menu.
Select the type of listing,
Type of property for residential or commercial listings,
Type of Land, Timeshare or if you're marketing Notes, whether it is a performing or non-performing note.
If you wish to market the listing as an auction on ListedBy.com, ensure this is covered in your contract with the seller, if you are a representing agent.
Select auction or any other pricing option, then click Next.
Under title put a general description like Gorgeous Home for Sale in Napa, CA
Add any other information in the Subtitle area, like Legal suite generating cash flow, or the property address.
In the description section, add as much information as you can about the property, the neighborhood and any other information that can help sell the prospect on wanting to see it in person.
Then go on to fill the typical fields such as the address details, type of home, square footage and Home Owners' Association fees, if applicable.
Select view from the drop down menu, who is offering the listing, and under the seller website, include your website address in full.
If this is an investment property, include the Cap rate or, the return on investment if this is an investment property like a rental unit.
Add the parcel number if at hand.
And under the comp sections copy and paste links to similar listings that have sold and are featured or recorded on any external websites the prospect may want to check out.
If you chose to do an auction on this listing, these are the pricing fields that will show up. Enter the minimum starting price for the listing, and your reserve price. This price will not be visible to prospects looking at the listing. It also sets the price below which you as the seller are not obliged to sell the property.
If you leave the reserve price empty, your listing will be marketed without a reserve price. Meaning, legally you are obliged to sell the property to the highest bidder above the minimum set price, at the end of the auction.
If you wish, also add a Buy It Now price, which will tell buyers what they need to do if they want to seal the deal right there and then. With a Buy It Now Price offering, you as the seller are obliged to sell the asset if your asking price is met by a bidder.
If you choose the Best Offer option instead of auction, the only price field you will see on the form is the Own It Now box. But under this option, like in this example, buyers will also be able to send you their best offers for you to consider.
And under the Classified option, you will have the choice to include a price or leave that field empty. Buyers would then contact you for more information, like in this example.
Next add up to 25 photos easily by clicking on the Add images button. The sweet spot for leads and views according to research is 16 photos or higher.
Then add a video about the property from Youtube, and click Save. Video can be very powerful in differentiating your listing from the thousands of other properties on the market.
Under listing options, pick the Featured listing if you want your listing to be seen on the home page of listedby.com, and select whether you'd like it highlighted, in bold or italicized, so your listing stands out among the many listings on the site. It's well worth it.
Finally, choose the duration of the auction, which will give prospects the number of days left before the auction expiry.
Now click Create Listing and you're done.
How To Search For Members :
You can research different kinds of profiles on ListedBy, depending on your objectives. Buyers, Sellers, Realtors or Asset Managers.
Simply click on the Search Members button on the main menu bar, or under the Grow My Network Tab.
You can also do the same thing when you are logged in to your ListedBy account, by clicking on the Search Profiles link under the Social section of your account control panel.
If you know the person's name or email address, or Listedby username, type either or all in the respective fields.
Select the country and, ideally the state, to help narrow the search. If you know the city, enter that in as well.
Click Search to finish.
How To Invite Your Email Contacts :
You can research different kinds of profiles on ListedBy, depending on your objectives. Buyers, Sellers, Realtors or Asset Managers.
Once logged in to your account on ListedBy, select the Add Contacts option under the Grow My Network or Networking tab.
Click on the Add from link on the age, or any of the icons you are familiar with.
Let's take Gmail as an example. Click on the Gmail icon, then select Grant Access so the system has your approval to pull out your Gmail email contacts.
On the next screen you can choose All at the top to select all the emails on the list, or scroll down and check the desired boxes.
Check that you have the right emails in the box then finish by clicking on Send Invitation.
Now you can repeat the process with any other email accounts you may want to cover. Your contacts will receive an email requesting them to join you on ListedBy. Once they do join the network by signing up, they too will become members but also part of your Connections on ListedBy.
How To Grow Your Connections On ListedBy :
Over the next few minutes you'll see how easy it is to grow your Connections on ListedBy. If you've used LinkedIn or other social networks, or if not, you'll find extremely easy.
Once logged in to your ListedBy account, select the My Connections option under the Grow My Network or Networking tab.
Here you'll see all the connections you currently have on the site.
At the bottom of the page you'll see how many connections you have pending, for reference.
On the left side, click on the Search Profiles link. You can find the same link under the Grow My Network button in the blue menu at the top as well.
Start by choosing the type of connections, then country, let's say, United States, then select a state. You can also input a city name, if you know exactly what area you want to build connections in.
Click Search Profile
A number of profiles will show. To invite any of the members you see on screen to become a connection, Simply click on the Connect button in their profile box.
You may instead fort send them a message to evaluate whether this is a connection you'd really want to have, or do both.
That's it. Once your invitation to connect is approved, the new Connections will show up on your My Connections screen.
How To Give Recommendations To ListedBy Members :
To give a ListedBy member a recommendation, simply login to your account and go to My Account -- The more recommendations you have the more you grow your brand as a real estate professional and the more likely you are to actually get new clients and more clients from the site!
Next click on the Connections link under the Social section in the control panel on the left of your screen.
A member must be in your Connections network for them to receive a recommendation from you.
No select the desired Connection, then click on the Add Recommendation button.
Type in your message in the pop up box, then click Add Recommendation to finish.
If the member is not yet in your Connections dashboard, use the Search Members tab in the top menu bar to locate them and invite them to join your Connections.
How To Change Your Password :
To give a ListedBy member a recommendation, simply login to your account and go to My Account -- The more recommendations you have the more you grow your brand as a real estate professional and the more likely you are to actually get new clients and more clients from the site!
Login to your account
Click on the Password link in the Account Control Panel (left side under Account)
Type in your current password
Enter your new password
Repeat that in the next box
Click the Change Password button
How To Create An Account On ListedBy :
This segment will show you how to quickly start an account on ListedBy.
Click on the Sign Up link on the top right, or on the Sign Up option in the blue menu bar.
Complete the information making sure you select the right category under Account Type. If you are a realtor, the form will change to accommodate your realtor license number. This information will be very useful in building trust with prospects reviewing your listings or your profile on ListedBy.
Fill in the rest of the information, then check the terms & conditions and Newsletter boxes at the bottom.
